Slow Down

Come August, Hilton Head Island starts to slow down. Families coming for vacation are focused on all the "Back to School" tasks at hand. (Kids in the South start school in the middle of August, growing up in the Northeast we always started after Labor Day.) With the slowdown of guests visiting, the island feels a little less hectic for the locals. We went to Wiseguys and Sandbar Beach Eats last week, (at off hours) and they were not busy at all. In the middle of July, those restaurants are never not busy when they're open.

Now let's talk about the slow down in the market for a minute. Things are lasting longer and the stiff competition has all but disappeared. There is more inventory which means options, and options are always good. Homes and villas are still going at or slightly below list price, but the months we had of sight unseen offers over asking price with inspections waived seem to be over.

Are you ready to pick up your piece of Hilton Head Island? We have a great new listing in Forest Beach - 2 bed/1.5 bath condo that's a quick walk to the beach for under $500,000. This will be a fabulous income producer or 2nd home!

And as always, if you have plans to come to the island, please reach out. We would love to meet you.
